Pure INSANITY!

Things have been so insane for us lately I haven't had the energy or drive to blog. Now things are gearing up to be a little more insane so I am taking a moment to breath and fill you all in... As you all may have read on Jims Blog we have bought a freaking house! Its a really awesome townhouse duplex :
It was very exciting to own a home before our 7th anniversary and Christmas. We closed on the 20th. We were very excited and I was very releaved to finally have it for our selves. I did all the house hunting and only saved the really good houses to show Jimbo all in all I saw 38 houses and Jim saw ohhhhh 6. I was tired but I had no clue what more exhausting days lay ahead of us.

The NEGOTIATIONS.

At first the owners were really cools and took our second offer (our first was was way low), then the inspections took place and well the owners were not willing to give any more. This was then followed with who will pay for the repairs before we buy. Some things had to be done in order for us to get the FHA loan we applied for. IT was nasty. I spent 2 days fielding phone calls and goig back and forth with my agent and the sellers agent on what will be done to make this deal happen. We had a really cool real estate agent and I will probably use him again, a now good family friend to me, Ross Mang ( no hes not Chinese hes German). In the end we were talking about $1,000 worth of repairs and both the sellers agent and ours payed for a portion of it and Jim and I covered the rest. ( we got Ross an awesome set of tickets to Cuirc Du Sole as a thank you ) When all was said and done and all the appointments were over we had to sign papers, holy crap did we sign. I want to count them right now for you so you know how many times we had to sign our names, the great thing is they misspelled my name. A common issue I have but what they got wrong was not the usual (angie, or angis, or angela or angel) they made my middle initial a "J" when its actually an "F", so I had to correct it on every paper along with my signature and then initial that I changed it to and "F'.

Ok the total count is 95 signatures and 95 Initials correcting my misspelled name.... what the hell!?!?!

Oh well moving on... We got the house on the 20th and on the 22nd we went to see our house with a contractor to have the bathroom remodeled before we move in on Jan 12. When Jim got there he was greeted by a flood in our laundry room and hall. ( there is no washer and dryer in the unit) The floor was bowed and the carpets were saturated:
this is the kitchen pantry that has water that seapped into it.
this is the back wall of the laundry room there most of the water damage is.
the water was coming in some of the carpets as orange water.
the dark area is water
this is a shelf that was in the laundry room that had water damage on it from the leak.
this is the hall after we pulled up carpet.

There was some miscommunication and not a lot of fully understanding on mine and Jim's part about insurance for the house. so we didn't have any. I did however get us signed up and now we have it after the fact. There was some concern as to where the water was coming form and after 2 inspections it has been determined to be the roof. which thankfully falls under the HOA. That means they have to pay to fix allllllll of the damages. Of all the dumb luck we have had. Now we are just working on a deadline to move by the 12th of January. Keep Your fingers crossed.
